Full Members of the BH&HPABH&HPA offer many benefits to holiday parks and for holiday home owners.

  • They issue regulations and guidelines for holiday parks to follow

For holiday home owners they provide an important service as the recognised body they can turn to if they have any questions or concerns.

We would fully recommend that wherever you choose to buy a holiday home, you should check that they are full BH&HPA members

Whilst we start with standard BH&HPA agreements we believe in an approach that goes further, an approach that allows you to stay as long as you want providing all terms and conditions have been complied with.

To this end we issue all new lodges with an initial 75 year agreement (some pre-owned lodges may have shorter initial agreements). When the lodge enters its 75th year, a new annual agreement will be offered for that and subsequent years.

When you decide to leave or sell your lodge, if it is still within the initial 75 year agreement, you are guaranteed the right to a resale on site (we may also offer to purchase it from you). If it is on an annual agreement, we have the right to decide if it is sold on site or needs to be removed.

Note that the decision point is when you decide to sell or leave. You are in control of the decision.

Importantly, we also provide for you, as the original purchasers, to be able to hand down the property to your children without incurring any charges from us.

Webland Farm is open every day and you can use your holiday lodge as a holiday home throughout the year. The only condition is that Webland is not your primary residence. All our lodges and caravans are designated as second home/holiday home use. This means that our owners must have their main residence elsewhere, either in the UK or overseas, where they pay their council tax and are registered to vote.
You can let your friends and family use your lodge without restriction. However, in order to maintain the peace and quiet at Webland, we do not allow commercial sub-letting.

We feel this is in the best interest of the park and all its owners. We prefer to have owners who buy lodges for their own enjoyment, and that of their family and friends. Although some parks actively seek ‘lodge landlords’ we do not as it can create disruption and aggravation, and at the very least it means that there will be a continual changeover of people staying at the Park.

We want a quiet, peaceful bolt-hole for our holiday home owners with a feeling of mutual respect and consideration.

Pitch fees, ground maintenance, sewerage, waste collection.

We are members of the BH&HPA, which means these fees cannot rise suddenly.

One of the benefits of owning a lodge at Webland Farm is that there will always be someone to keep an eye on it when you are not there.

Each lodge has a security system linked to our office and mobile phones. We also keep a general monitor of your property and, if we see any problems we will give you a call to inform you and to agree the best course of action.

We believe ground maintenance is a vital part of the service we provide. Our aim is to maintain the park to a very high standard, and to remain committed to providing a peaceful, relaxing environment, and to make improvements each year.

We have ongoing planting schemes, sensitively carried out, to maintain views but enhance the park.

This has evolved over the last few years and has been met with a positive reaction from existing owners.

It is in your interest to maintain your property. If you wish, we will be pleased to help organise any repairs and maintenance to your lodge on your behalf, using appropriate local tradespeople.

Feedback from our existing lodge owners has led us to create high quality, low maintenance lodges in the Meadow and on the Terrace.

Yes, but they must be well behaved and under control at all times.

We have a separate field for dogs to run and exercise in, but they must be controlled and on a lead in the holiday home areas on the Park.

The new Meadow lodges will all have their own personal car parking space by the side or in front of the lodge.

Terrace Lodges will also have a car space alongside the lodge and Spinney lodges have space close to the lodge.

There is also some general parking space for visitors.

Water is supplied partly from our own borehole and partly from the local water company. We have had a lot of positive comments about the quality of our water, which is filtered and chemical free.

Gas, water and electricity are metered and charged accordingly.

Yes. Your holiday lodge must be properly insured against all the usual risks including fire, flood, storm and third party liability and South Hams District Council set rates for our holiday homes. We can provide cost details on request.
From initial order to taking over the keys can take several months.
Yes, we are members of BH&HPA and you will have the security of a legally binding agreement formulated between the Office of Fair Trading and BH&HPA.
