The Meadow is the most secluded part of Webland Farm and has some of the most delightful views both to the South across the Devon countryside and to the West looking out to Ugborough Beacon.
There will be 21 plots in the Meadow in total and each of these luxury lodge plots will offer something slightly different in their views and their seclusion.
The lodges on the South and West perimeter of the Meadow will have uninterrupted views across the countryside as they are on the edge of our park looking out over the Devon countryside and out to Dartmoor. These are plots 1-9 as shown on the Meadow site-map.
The average spacing between lodges is twice the recognised holiday park standard as, just as we did in the Spinney, we believe creating space between lodges is important to the quality of our holiday homes and for the quiet, peaceful retreat that we want to create and maintain.
Recognising that for many people this is a second home that is used regularly throughout the year, we have designed our lodges with modern living in mind.
We have taken notice of comments and feedback from our owners and prospective purchasers and looked to include as many as possible in the new design.
The Meadow lodges will be 40’ x 22’ in size, that is 80 square feet larger than our previous lodges in the Spinney. We have put that extra space to good use, enhancing the Master bedroom and adding more living space into the open plan lounge/dining area.
The lodges are in a softer sandy coloured natural tone and will have extensive decking as standard so that you can enjoy both indoor and outdoor living. We make the decking extra wide so that it accommodates tables and chairs comfortably and it becomes a real extension to your holiday home. The new decking will have glass panelling replacing the previous wooden balustrades, and this adds to the modern look of these new lodges.
We have used modern materials for lodge and decking construction that save you time and cost, simply needing a wash down to clean. Our existing owners have told us that this is a major feature for them.
The inside of the lodge is built and furnished to a very high standard. The interior of the lodge is in a ‘Classic Country’ style and has a modern fresh feel. Colour schemes include duck egg blue and greys, and contemporary ‘geometric retro style’ furniture not only has a modern, stylish look, but also adds to the sense of space with its streamlined design.
There is a high quality internal finishing throughout including internal oak doors and Bosch white goods; the kitchen includes a built-in microwave, wine cooler and an eye level electric oven.
The lodges feature ‘long slotted’ windows, Velux roof windows adding light and freshness and ‘V-groove’ feature walls. These lodges also have vaulted ceilings throughout.
The enhancements to the Master bedroom with en-suite include a dedicated dressing area, built-in wardrobes, and it feels notably more spacious.
The Bathroom is also now more sumptuous and added features include a full length mirror and additional shelving units.
Show Lodges will be designed as 2-bedroom lodges, the second bedroom being fitted with twin beds, but a 3-bedroom design is available as an alternative.
We also recognise that your lodge should be a home from home in every way and that includes the technology that goes into your home.
In developing the Meadow we have added a new fibre optic infrastructure which includes 100 MB broadband, personal Wi-Fi within the lodge, USB charge points and a Sonos base station. In addition, you can connect various TV options such as Sky, Freesat and Freeview.
In fact, since we are connecting an uncontended line to these new lodges you should have a true 100 MB system for both download and upload.
These lodges will incorporate a lodge management system that includes an individual security system linked to our office, and has the potential to add other alerts.
The Meadow lodges will have additional insulation, taking them beyond the BS3632 (full residential) standard for floors, walls and roof insulation. windows and doors are ‘A’ grade rated. All these attributes will contribute to lower running costs.
We have sold the Show Lodge on Plot 1 but we have just added a new show lodge on Plot 4. This lodge is priced at £185,000 and, for information, 2018 pitch fees are £3,844.30 p.a.
